Responsibilities:
Lease Negotiation and Management:
- Negotiate new leases and renewals with landlords to secure optimal terms and conditions.
- Conduct market research to understand rental trends and ensure competitive leasing terms.
- Review and manage lease agreements, ensuring compliance with company policies and legal requirements.
Relationship Management:
- Build and maintain strong, long-term relationships with landlords, property managers, and real estate agents.
- Act as the primary point of contact for landlords, addressing any concerns or issues promptly and professionally.
- Develop and implement strategies to enhance landlord satisfaction and loyalty.
Site Selection and Evaluation:
- Collaborate with the real estate and operations teams to identify and evaluate potential retail locations.
- Conduct site visits and assessments to determine suitability for the company’s retail needs.
- Provide recommendations based on market analysis, foot traffic, and other relevant factors.
Financial Analysis and Reporting:
- Prepare financial models and analyses to support lease negotiations and decision-making.
- Monitor and report on lease performance, including rent payments, occupancy costs, and other financial metrics.
- Ensure accurate and timely reporting of lease-related data and information.
Collaboration and Communication:
- Work closely with internal teams, including real estate, legal, finance, and operations, to ensure alignment on leasing strategies and objectives.
- Communicate effectively with stakeholders at all levels, providing updates on leasing activities and landlord relations.
- Participate in cross-functional projects and initiatives to support the company’s growth and expansion goals.
Requirements:
- Bachelor’s degree in Business Administration, Real Estate, Finance, or a related field.
- Minimum of 8 years of experience in commercial real estate, lease negotiation, or property management, preferably in the retail industry.
- Strong negotiation and communication skills with a proven track record of securing favourable lease terms.
- Excellent relationship management abilities with a focus on customer service and landlord satisfaction.
- Analytical and financial acumen to assess lease agreements and market conditions.
- Ability to work independently and as part of a team in a fast-paced, dynamic environment.
