Duties & Responsibilities

  • - Establishment of leasing activity:
  • - Propose a SOP for tenant leasing.
  • - Draft required documents (LOI, LA).
  • - Prepare marketing tools such as brochures.
  • - Overall Retail Zone Planning:
  • - Propose zoning plans and tenant mix in line with the concept.
  • - Propose a rent roll matrix with the required CAPEX contribution allocation.
  • - Anchor Leasing and Design Support:
  • - Conduct interviews with potential anchor tenants to gauge their interest in leasing.
  • - Organize leasing terms and conditions, including managing CAPEX contribution.
  • - Review leasing plans, including space allocation and other details.
  • Leasing:
  • - Organize leasing policies, including rent, service charges, and levies.
  • - Engage with tenants in line with the tenant mix and zoning plans.
  • - Serve as the point of contact for agents.
  • - Serve as the point of contact for fit-out vendors.
  • - Recruitment Support:
  • - Assist in the recruitment of the leasing team for the project company.
  • - Marketing support:
    • - Cooperate with the office, hotel/SA, and residential teams to seek collaboration opportunities.
    • Experience & Qualifications Requirements:
    • - Bachelor's degree in Business Administration, Real Estate, Urban Planning, or a related field.
    • - Minimum of 5 years of experience in retail planning and leasing, preferably in mixed-use developments.
    • - Proven track record of successful tenant mix strategy and leasing negotiations.
    • - Experience in international market expansion or attracting foreign businesses to a new market is highly desirable.
    • - Knowledge of international retail markets and the ability to conduct market analysis and leverage connections to attract international tenants.
    • - Strong understanding of market trends and customer demographics specific to Jakarta.
    • - Excellent interpersonal and communication skills, with the ability to engage effectively with a wide range of stakeholders, including potential tenants and project teams.
    • - Fluent in English and Bahasa Indonesia, both written and spoken.
